MARKETING
We utilize all available resources and state of the art internet technology to advertise vacancies including this and other web sites, yard signage and referrals.

SCREENING
Our rental/lease application is designed to obtain complete information on each applicant. References are checked through credit reports, criminal reports, eviction reports and former landlords.

RENT COLLECTION
You’re too busy to chase down late rent payments. We collect rent on time every month. Residents know what to expect, and our low eviction rate reflects our ability to screen rigorously and keep the lines of communication open with our residents. Rent is due on the first and if it’s late, we immediately work towards collecting it. On the 2nd, we take legal steps to get your rent paid. You’ll receive your payment electronically on or before the 15th of the month. You won’t have to wait.

LEASE PREPARATION
Our lease agreement was written by attorneys who are experienced and specialize in Colorado Landlord Tenant law.

PROPERTY EVALUATION
We determine your property's status in the current rental market to establish a fair market rental value. We also offer suggestions of recommended upgrades or repairs to maximize rental income and minimize liability exposure.

SECURITY DEPOSITS
As required by Colorado Law, the resident's security deposit must be held in our escrow account until the resident vacates the property. We compile the resident's final security deposit accounting is sent to the resident via certified mail within the time frame allowed by Colorado Law.
